Maintenance Manager

Main Responsibilities:    1. COMMERCIAL RESPONSIBILITIES•    Make annual budget for Engineering Department (including payroll, maintenance material, contract payment, energy cost), FF&E budget, and CEP budget for 5 to 10 years. Strictly control daily expenses to save cost.•    Be responsible to write, revise and finalize all outsourcing contracts, make market research for the content and quotation of the contracts, and select 3 suppliers for leaders to compare and choose. Ensure not to be led by the nose by the supplier in terms of contract content and clauses. When renew contracts, make certain revision according to the problems in the execution of last year.    2. TECHNICAL RESPONSIBILITIES: •    Well prepare for annual examinations of special equipment, such as lifts, boilers, fire prevention, HV, lighting rods.•    Keep close contact with Engineering Director of MELIA head office. Report work on time, ask for comments and invite him for instruction.•    Keep good relationship with municipal government departments which are in charge of power supply, water supply, water control, sewage, gas supply, environmental protection, fire prevention, boiler examination, lift examination, high voltage testing, lighting rods, strictly follow corresponding laws and regulations.•    Keep in mind the sense of cost control and environment protection.•    Organize to make maintenance procedures for equipment and facilities. Organize to make major equipment index and maintenance cards, finalize preventive plans for each equipment. Supervise the execution of the preventive plans.•    As for tasks which will affect other departments, keep close contact and communicate with department managers in advance and in mid-way. Ask for comments in terms of daily maintenance, power supply, and A/C status from them.•    Provide to GM, DGM, and Finance Dept the monthly energy-consumption comparison chart with multi-parameters, the parameters are energy consumption of last month, energy consumption of the corresponding period last year, budget of last month, and Average Room Occupancy of last month, for leaders to review and give instruction.•    When encountering major equipment malfunctions or ruin of facilities, investigate the spot and make emergency repair plan. Instruct and supervise on the site in critical period, deal with problems which may occur at any time, make a report of the cause of malfunctions. Estimate sum of loss and report to GM and Finance Dept for Finance Dept to check if we enjoy insurance and start certain procedures. Main requirements:•    Bachelor Degree of Engineering•    Good in English in both writing and speaking•    At least 2 years working experience in a similar position
